We see two types of homes: ones where someone spends a couple of hundred pounds a year keeping ahead of niggles, and ones where the bill is held back for five years and then arrives in the form of a structural surveyor. The first is dramatically cheaper.

We recommend twice-a-year list days for most of the homes we look after. You keep a running note of niggles, send it to us, and we knock through the lot in a half-day. The home stays ahead of itself, and you stop having that low-level guilt about the wonky shelf.
